「佳亞澳洲物業」是一間澳洲註冊的公司,辦事處設於澳洲的墨爾本,由香港人 Ruby 於 2016 年成立,主要業務為澳洲物業買賣、物業租務及管理、物業開發項目管理等,主要客戶位於墨爾本、昆士蘭、香港、澳門及馬來西亞等。
Gaia Property Australia is an Australian-registered company based in Melbourne. It was founded in 2016 by Ruby, who is originally from Hong Kong. Our core services include property sales, leasing and management, and development project management. We serve clients from Melbourne, Queensland, Hong Kong, Macau, Malaysia, and beyond.

3. 澳洲買樓有什麼手續?
What is the process of buying property in Australia?

選好心儀物業後,簽買賣合約,簽約後14日內付一成首期,九成尾數及印花稅於成交日全數交付。
Once you’ve selected a property, the process is as follows: sign the purchase contract, pay a 10% deposit within 14 days, pay the remaining 90% balance and stamp duty on settlement day.

How much stamp duty do overseas buyers need to pay?

澳洲物業位於不同州份所收取的印花稅都不一樣,總括而言,外國買家要付額外的附加印花稅,所付稅率請參照以下圖表。
Stamp duty rates vary by state. Foreign buyers must also pay a foreign buyer surcharge. Refer to the table below for approximate rates:

5. 投資澳洲物業的回報大約多少?我如何收取租金回報?有什麼費用我需要注意?
What kind of returns can I expect from investing in Australian property? How do I receive rental income? What costs should I be aware of?

如購買獨立屋的話,業主是需要支付差餉及水務署的排污費;如購買大廈單位的話,業主除了以上兩樣開支以外,還需要支付大廈管理費。租客每月會把租金交給物業管理公司,物業管理公司扣除他們的管理費及以上業主需要付的費用之後,便把浄租金收入轉到業主的銀行戶口。平均租金回報大約 3-5%不等。
If you purchase a house, you'll need to pay council rates and sewerage charges. If you buy an apartment, you'll also need to pay building management (strata) fees in addition to the above. Rental income is collected monthly by the property management company. After deducting their management fee and the owner’s payable expenses, the net rental income is transferred to your nominated bank account. Typical gross rental yield ranges from 3% to 5%

如沒有澳洲籍的話,最高貸款可達七成,首期大約三成 (未計印花稅)。
如本身有澳洲籍,貸款可高達八成至九成,首期約一至兩成 (同樣未計印花稅)。
Non-citizens: Up to 70% loan-to-value ratio (LVR) → Deposit ~30% (excluding stamp duty)
Australian citizens: Up to 80–90% LVR → Deposit ~10–20% (excluding stamp duty)

9. 澳洲買樓可以移民嗎? 
Can I immigrate to Australia by buying property?

單憑在澳洲買樓是不可以申請移民的,但申請到澳洲移民後,某些移民條例的要求是可以透過買樓來滿足的。
No. Property purchase alone does not qualify you for Australian residency. However, certain visa programs may allow property purchases to support your application once you’ve obtained a visa.

What is the outlook for the Australian and Melbourne property market?

過去 25 年來澳洲房地產價值上漲 425%,在未來 5 年,澳洲人口將從 2,500 萬增加到 3,000 萬人;悉尼、墨爾本及布里斯班佔全澳洲總人口七成,墨爾本於 2027 年人口將會突破 570 萬,超越悉尼成為全澳洲人口最多的州份。

未來 25 年澳洲平均全國的房屋價值會上漲至 290 萬澳元,而墨爾本亦將會從目前的 80 萬增加到超過 580 萬澳元!澳洲現在有大約 1,030 億澳元以上的國家基礎建設項目計劃在未來十年完成, 當中包括墨爾本地鐵項目將於 2025 年完工,到時會把墨爾本的樓價繼續推高。

By 2050, the national median house price is forecast to reach AUD $2.9 million, with Melbourne rising from the current AUD $800,000 to over AUD $5.8 million. Australia currently has over AUD $103 billion in national infrastructure projects planned, including the Melbourne Metro Tunnel, expected to complete in 2025, which will likely drive prices even higher.
